OBERMEYER（德国欧博迈亚）捷克HELIKA 公司项目Semerínka（塞梅林卡）住宅综合体目前已开工建设，预计将于2026年竣工。Semerínka 住宅项目是由一个工业区改造而来，成为以住宅为主的多功能城市区域。

OBERMEYER HELIKA project The Semerínka Residential Complex has begun to construct and is scheduled to be completed in 2026. The Semerínka residential project is the transformation of an industrial area into a mixed-use urban area with a predominantly residential character.

Semerínka 住宅项目总占地约为4300 平方米，共有185套公寓，220多个室内外停车位。在同一个基地上，建立起四个高低错落有致的楼体，布拉格的迷人风光与周边的葱郁绿植，皆可尽收眼底。

The residential project will offer a total of 185 flats and over 220 indoor and outdoor parking spaces. The building consists of four blocks of different heights on a common. The individual blocks, which are staggered in height, provide an unobstructed view of Prague and the rich greenery of the surrounding area.

为确保居民的安全感和舒适感以及能源的高效实用，OBERMEYER 设计团队根据客户需求，提供了全面的设计方案：所有公寓都设计了带热回收功能的通风设备、现代化的地板采暖系统以及与周围建筑相匹配的声学参数隔音窗户。此外，大部分公寓还准备安装外部百叶窗，以便更好地抵御过度的太阳辐射和温度影响。

Sustainable energy efficient design, safety and comfort for the future residents are important aspects in the realisation of the Semerínka residential complex. The OBERMEYER design team provided a comprehensive solution in accordance with the client's requirements: all flats were designed with high-efficiency ventilation with heat recovery, modern underfloor heating, and windows with acoustic-insolation parameters in relation to the surrounding buildings. In addition, most of the flats are prepared for the installation of external blinds, which increase protection against excessive solar radiation and that way temperature influences.

目前，这片前工业用地上的绿色植物并不多。因此，本项目旨在让住宅区 "更接近自然"。拟议的绿化面积为 5.340 平方米。计划在建筑的下部建造绿化屋顶，进行大面积或密集绿化。建筑立面上还将种植攀缘植物。此外，还将在大楼内部建造大量公共花园，利用新建的四个蓄水池收集的雨水进行浇灌。

There is currently not much greenery on the former industrial site. The project therefore aims to bring the residential complex ‘closer to nature’. Green roofs with extensive or intensive greenery are planned on the lower parts of the buildings. Climbing plants will also be used on the façades. In addition, richly planted communal gardens will be created in the inner blocks, which will be irrigated using rainwater collected in four newly built retention basins.
