MLA+ 莫斯科的住宅项目目前进入在建阶段，场地的原功能为工厂建筑，设计师保留了原址建筑群的历史风貌。项目于2021年荣获俄罗斯城市奖的「Premiere of the Year」- 年度首映大奖。

项目地点位于莫斯科北部，即Golovinsky社区。场地周围有一个独特的建筑和公园，地区于18世纪开始发展。一个世纪后，地区成为Jokish棉花厂的一部分，该工厂在2019年成为具有区域意义的文化遗址。

The design site is located in the north part of Moscow, namely in the Golovinsky neighborhood. Project site is surrounded with a unique architectural and park ensemble, which began to develop in the 18th century. A century later, the area became part of the Jokish cotton factory complex, which became a cultural heritage site of regional significance in 2019.

尽管该建筑群在几个世纪的时间里经过了修改和完善，仍然保留了红砖建筑的风格，仅在细节处进行了进一步的设计。工厂办公室、烘干车间和工厂烟囱等建筑至今仍被保留下来。

Despite the fact that the complex has been modified and completed over the course of several centuries, it has retained a single style of red-brick architecture with deep elaboration of details. The buildings of the factory office, the drying shop and the factory chimney have been preserved today.

面积为188,000 m²的住宅群位于8公顷的土地上，包括一个幼儿园和重建的历史建筑中的住宅阁楼。

Residential complex with an area of 188,000 m² located on 8 hectares plot and includes a kindergarten and residential lofts in reconstructed historic buildings.

该建筑的灵感来自于历史建筑的红砖风格。该项目由三个院子组成，每个院子都有独特的特点。

The architecture is inspired by the red-brick style of historic buildings. The project consists of three courtyards, each with a unique character.

制造厂的建筑形成了一条对称的轴线，被改造为现代建筑。主体建筑被重建为公寓。占主导地位的住宅塔楼作为 "门"，形成楼体的入口。

The building of the manufactory forms an axis of symmetry, to which modern buildings are subordinated. The main building is being reconstructed into apartments. The dominant residential towers act as "gates", forming the entrance group to the complex.

两座住宅楼像墙一样围绕着安静的庭院 "堡垒"。景观设计填充了塑胶和主题游戏元素，营造出一种充满安全感的周边环境和氛围。

Two residential buildings surround the quiet courtyard "Fort" like walls. Landscape is full of geoplastics and themed game elements that create an atmosphere and a sense of security perimeter.

庭院 "Mayak"（灯塔）是围绕着烘干车间和工厂的烟囱形成的。烘干车间建筑的两个幸存的外墙将被修复。一个现代的幼儿园将被添加到失去的外墙的一侧。工厂烟囱将被整合到新的体量中，里面设计有一个螺旋形的楼梯和一个儿童观景台。砖烟囱将从池塘的一侧清晰可见，并将保留这个地方的独特精神。

The courtyard "Mayak" (Lighthouse) is formed around the drying building and the factory chimney. Two surviving facades of the drying building will be restored. A modern kindergarten will be added to the side of the lost facades. A factory chimney will be integrated into the new volume, inside of which there will be a spiral staircase with an observation deck for children. The brick chimney will be clearly visible from the side of the ponds and will preserve the unique spirit of the place.
