作为一座全新企业园区，安联集团新总部以一个豁然开朗的整体 “开放”之势，勾勒出人与自然融合、灵活高效的全新工作图景。项目由盖博建筑设计，坐落于斯图加特韦兴根区，由一栋 17 层塔楼及三座有机形态的裙楼组成。立面如丝带般层层展开，兼具秩序与流动感，回应气候环境。“以人为本”的理念贯穿于办公体验、健康管理与可持续策略中，构建出一个全新的未来企业园区样本。

As a new corporate headquarters, the Allianz Park Stuttgart embraces an open, flowing layout that envisions a future of work grounded in flexibility, efficiency, and connection to nature. Designed by Gerber Architekten, located in Stuttgart-Vaihingen, the ensemble features a tower and three low-rise loop buildings. Ribbon-like facades convey movement and climate response, while a human-centered design unites workspace, wellbeing, and sustainability.

作为世界领先的保险和资产管理公司，安联集团(Allianz)的新总部园区位于斯图加特韦兴根区，将成为企业在全球的重要战略基地。该园区旨在将原本分散在斯图加特多处的办公机构整合至统一、高效的总部园区中。项目不仅承担办公职能，也作为企业的长期“形象载体”，体现企业对开放性、健康办公和可持续发展的重视。

As a global leader in insurance and asset management, Allianz Group has established its new headquarters in Stuttgart’s southwestern Vaihingen district. The park consolidates previously scattered offices into a unified, efficient hub, serving both operational needs and as a long-term symbol of the company’s commitment to openness, well-being, and sustainability.

项目位于韦兴根火车站东侧的Synergie园区内，周边集聚高校、科研机构与技术企业。作为斯图加特“SynergieWerkStadt‑2025”城市发展战略的一部分，园区也响应了科研型园区与公共交通枢纽协同发展的城市更新目标。在这一语境中，建筑群并未追求张扬的表现，而是以克制、理性的姿态植入城市肌理。

整片建筑群由三个形体语言统一的建筑体块组成，包括一栋 17 层的塔楼以及3座低层裙楼。整体采用有机流动的圆润体量，顺应地形高差与场地特征。

The project is located east of Vaihingen railway station, within the Synergie park—an area surrounded by universities, research institutes, and tech companies. As part of Stuttgart’s “SynergieWerkStadt2025” urban strategy, the park responds to the goal of integrating research-driven districts with transit hubs.

The entire Park is composed of a 17-storey tower and three low-rise loop-shaped buildings. Featuring soft, organic forms, the layout gently adapts to the site’s topography and spatial conditions.

高层塔楼与裙楼围绕一座由轻盈玻璃穹顶覆盖的入口大厅（Plaza）展开，塑造出一个开放、富有流动感的整体建筑群落。每座裙楼采用环状布局，既形成标志性的建筑体量，也围合出宜人的花园中庭。

这种自由而有序的体量组织，也是一种对气候条件的积极回应——建筑群在布局上顺应从韦兴根高地吹向斯图加特市中心的自然通风路径，也打破传统总部办公楼的封闭感，以一个开放之势面向城市，呼应企业面向全球的开放胸怀。

The tower and loop buildings are connected via an underground entrance hall (Plaza) topped with a lightweight glass dome. Each loop building adopts a circular layout, creating both a distinctive architectural presence and courtyard within.

This layout also responds actively to local climate conditions, aligning with natural airflows from the Vaihingen highlands to Stuttgart’s city center. In doing so, it departs from the insular typology of conventional headquarters, presenting an open gesture to the city and reflecting the company’s global outlook.

在项目初期，盖博建筑团队便与安联深入探讨企业文化与运作模式。将建筑的核心目标确立为：在强调安全与秩序的前提下，创造一个具有高度适应性、强调员工福祉、并对未来办公模式保持开放性的园区。

From the beginning, Gerber Architekten and Allianz jointly defined the project’s central aim: to develop a secure, adaptable, and future-oriented park that places employee well-being at its core.

整个园区的核心组织围绕一座双层通高的中央大厅（Plaza）展开。这座位于地下的大厅，不仅是园区的接待大厅，承担迎宾与引导的功能，也将高层塔楼与其余三座裙楼连接在一起，成为园区日常运行的连接枢纽。

The core of the park is organized around a double-height Plaza. Located underground, this space serves not only as a welcoming and orientation area, but also as a connective hub that links the tower with the three low-rise buildings.

整座大厅采用大跨度结构，中央区域完全开敞，顶部覆盖一座曲面钢结构玻璃屋顶，将日光充分引入这片地下空间。并充分考虑整体采光，部分墙体为玻璃立面，即便位于地下，整体空间依然明亮通透。在这片玻璃穹顶之下，大厅既作为动线枢纽，也可灵活转化为展览、讲座或集会等多功能场所。

The Plaza features a large-span structure with a fully open central area. A curved steel-and-glass roof floods the underground space with daylight, while glazed wall sections ensure it remains bright and transparent. Beneath this dome, the Plaza functions both as a circulation hub and a flexible venue for exhibitions, lectures, and gatherings.

大厅两侧设有双层功能区，由高柱承担主要结构荷载，从而释放出中央无柱区域的开阔尺度，同时形成整体流动、连续的空间语言。上层设有咖啡吧与灵活办公区，支持移动办公与会谈，进一步丰富了空间的协作与社交属性。

Tall columns support two-storey zones flanking the Plaza, freeing the center for an open, column-free space. The upper level includes a barista café and flexible work areas that support mobile work and informal meetings, further enhancing the space’s collaborative and social character.

大厅作为核心空间的功能也自然延展至周边区域：西侧连接会议中心，设有多个中小型会议室，以及一座可容纳约700人的多功能厅；南侧则通往餐厅区域，餐厅延续了大厅通透的玻璃界面，形成连贯一致的空间体验。

The Plaza’s role as a central hub extends into the surrounding areas: to the west, it connects with a conference center featuring different meeting rooms and a hall with approximately 700 seats; to the south, it leads to the staff canteen, which continues the transparent glass facade.

这座大厅突破了传统办公楼前厅的封闭感，它既是交流与协作的交汇点，也是承载展示、休憩与非正式会面的共享场所，成为一个能被高频使用，集交流、协作、展示与休憩于一体的“内部广场”。

从这一入口大厅出发，这片新园区也延伸出一套以员工体验为核心的空间理念。

Far beyond the conventional lobby of a corporate headquarters, the Plaza functions as a dynamic “interior square” — a highly frequented space for communication, collaboration, informal meetings, exhibitions, and relaxation.

From this central hall, the complex unfolds a spatial philosophy centered around employee experience.

新园区通过开放的布局将各个建筑体自然联结，形成一个流动而高效的整体。一切回归“以人为本”，在流动开放的环境中灵活实现办公需求、团队协作、甚至是健康管理。

The Park connects each building through an open layout, forming a fluid and efficient whole. At its core is a human-centered vision—where work needs, collaboration, and even health management unfold naturally.

办公区域主要集中在建筑群的上部，采用双侧布置的平面布局。围绕中央的静音与功能带，左右展开不同功能区，包含开放式工位、封闭办公室、协作区、灵活办公区、电话间、会议区以及厨房与茶水间等配套空间，并配置模块化墙体与声学吊顶，满足多元工作模式的需求。

Office spaces occupy the upper floors and follow a double-loaded layout. Centered around a quiet core, the plan supports diverse work modes with open workstations, enclosed offices, collaborative zones, and flexible amenities, with modular walls and acoustic ceilings.

园区还融合了会议中心、员工餐厅、咖啡吧、运动设施以及可俯瞰城市景观的Sky Lounge等复合功能，营造出多维度、强调交流与社交体验的办公氛围。

在北侧裙楼地下一层设有员工运动中心，包括体育馆、多功能教室及配套淋浴空间，该中心创新性地由安联员工与长期合作的一间体育俱乐部共享使用，不仅服务于企业内部健康管理，也向社区开放。这一设施也体现了企业对可持续工作生活方式的承诺。

Complementing the workspaces are a range of shared amenities, including a conference center, staff canteen, café, fitness facilities, and a sky lounge overlooking the city—creating a multidimensional environment that encourages interaction and social engagement.

There is an employee fitness center includes a triple-court sports hall, multipurpose studio, and shower facilities. Jointly operated by Allianz and a long-term partner sports club, the center supports both corporate wellness initiatives and broader community access—demonstrating the company’s commitment to a more sustainable, active lifestyle.

空间体验中的开放与流动，在建筑立面上得以延伸，构成轻盈而有序的界面语言。

每座建筑体的立面外侧环绕着层层展开的外挑檐带，以连续的曲面金属包覆。挑出深度各有差异，形成连绵起伏的动态边界。这既为幕墙的清洁维护操作提供平台，也转化为建筑外观的重要语言元素。它们如同水平展开的丝带，赋予整片建筑群流动之势，展现生命力。

The openness and flow experienced within the spaces extend to the facades, forming a dynamic expression.

Each building is wrapped in layered cantilevered bands, clad in continuous curved metal surfaces. Varying in depth, these bands create a rhythmic edge. Beyond serving as baloneys for clean and maintenance, they also become a defining visual element.

低层裙楼的立面采用宽度为 1.35 米的标准化幕墙单元，每两个单元配备一扇可开启窗，满足室内自然通风需求。

高层塔楼外围设有一圈环绕式防风玻璃层，转角区域采用弯曲玻璃设计，不仅保护外部遮阳构件免受高空风压干扰，也在视觉上强化了塔楼的轻盈边界。

The facades of the loop buildings use standardized curtain wall units measuring 1.35 meters in width, with operable windows installed every two units to ensure natural ventilation.

The tower is encircled by a continuous wind-deflecting glass layer, with curved glazing at the corners. This also shields the external shading devices from high-altitude wind pressure.

这片相连互通又保持开放的建筑布局，形式各异又在整体上统一，背后是高度复杂的建造。为确保精准实施，盖博建筑在赢得竞赛后，于方案深化、施工直至文件编制的全过程中引入BIM（建筑信息模型）技术。BIM除了用于与各专业统筹沟通，也被创新性用于解决项目进展中的具体问题。

This interconnected yet open layout, unified in form but complex in execution, was realized with full integration of BIM across all project phases, from design development and construction to documentation. Beyond serving as a coordination platform for all disciplines, BIM was also applied innovatively to resolve specific challenges during the project’s progression.

场地中的一棵百年老橡树原是整个项目设计的起点。在设计竞赛阶段，设计围绕老橡树展开整体布局，橡树与塔楼遥相呼应，形成开放的主入口与中心。在后续实施中，地块东部暂未开发，尽管橡树不再位于中心，却仍被保留在地块上。大树如一个生命坐标，也象征了园区与自然的深刻联系。

A century-old oak tree on site was the starting point of the project’s design. During the competition phase, the overall layout was organized around the tree, with the oak and the tower forming a dialogue that shaped the main entrance and heart. Although the eastern part of the site was left undeveloped in the final implementation, the oak was carefully preserved. It stands as a living marker, symbolizing the campus’s deep connection to nature.

在建筑群之间的庭院中，地面铺设浅色天然石材，并以暖色调木质覆面组织出步行与休憩界面。在以混凝土围合的花坛种长有多茎乔木与灌木，主树种为叶片轻盈的皂荚树（Gleditschia），枝叶自然成荫。整体生机勃勃，绿意盎然。

Within the courtyards between the buildings, natural stone and wood surfaces create welcoming walkways and seating areas. Planters enclosed in exposed concrete, with Gleditschia—known for its delicate foliage—serving as the main trees. The landscape is vibrant and lush with greenery.

从景观到建筑，园区的整体设计都建立在一套系统而前瞻的可持续理念之上。园区不仅符合德国《建筑能源法》(GEG) 对高效建筑的严格要求，也整合应用了地热能源、光伏系统以及混凝土结构蓄能等先进技术。

From landscape to architecture, the entire Park is guided by a holistic and forward-looking sustainability concept. It meets the stringent requirements of Germany’s Building Energy Act (GEG) and integrates advanced technologies.

项目中应用了一系列可持续设计策略措施：

A series of sustainable design strategies were implemented:

·高性能围护结构：建筑采用高绝热性的外围护系统，配置三层中空玻璃幕墙和外遮阳系统，提升热工性能与室内舒适性。

·三层中空玻璃窗：所有窗体均采用三层玻璃结构，增强保温性能并优化室内气候控制。

·集中远程供热系统（Fernwärme）：通过区域集中供热网络实现高效供暖，降低碳排放。

·混凝土结构蓄能技术：建筑利用混凝土楼板与墙体的蓄热调节能力，有效调节室温。

·光伏系统：屋顶预设光伏面板区域，支持太阳能发电；

·生态绿化屋顶：大部分屋顶实施生态绿化设计，助力雨水滞留、微气候调节与生物多样性。

由此，项目获得了 DGNB 铂金级可持续建筑认证；并因BIM技术与可持续策略的深度融合，荣获2023年BIM Award大奖绿色高层建筑类别（BIM goes green-Hochbau）三等奖，展现了盖博建筑在大型园区项目中实现高效协同与可持续建筑的能力。

The project has been awarded the DGNB Platinum Certification. It also won third prize in the “BIM goes green – Hochbau” category of the 2023 Baden-Württemberg BIM Award.

安联集团新总部不仅回应了城市更新的语境，也通过对空间开放性、员工福祉与环境责任的系统整合，为企业园区树立了一种未来范式。

With its open, healthy, and sustainable design, Allianz’s new headquarters responds to urban transformation and sets a new benchmark for future corporate parks.
