本次改造的建筑——新一棉仓库,原为上海第九棉纺织厂遗址,坐落于杨浦区黄浦江畔。这座建于20世纪初的新古典主义建筑,以钢筋混凝土为骨架,清水红砖为外墙,见证了上海百年纺织工业的兴衰与转型。


本次改造不仅是一场空间的更新,更是一次关于城市记忆的再编织——在过去与未来,历史认同和城市转型之间,建立新的联结。


milanesi | paiusco 以“尊重时间,始于未来”为内核,克制介入,旨在构建一个具有活力、亲近日常的城市记忆社区,将人、文化遗产和城市肌理紧密相连。


The No.9 Cotton Mill Warehouse stands on the Huangpu River waterfront Yangpu district. This early 20th-century neoclassical structure—with reinforced concrete bones and exposed red-brick skin—bears witness to Shanghai^s century-long textile industry evolution.


This renovation transcends spatial renewal; it is a reweaving of urban memory—forging new connections between past and future, historical identity and urban transformation.


Guided by the philosophy "Respect Time, Begin from the Future", m|p adopts a restrained approach to create a vibrant, daily-integrated, urban memory community, tightly interlinking people, cultural heritage, and urban fabric.

杨浦滨江,曾是上海工业核心地带,集聚纺织、造船、电力等重工业,烙下城市工业化的直观印记。沿岸国棉九厂、国棉十七厂、杨树浦发电厂等历史遗存,已完成改造转型,成为城市更新的重要样本。


Yangpu Waterfront, once Shanghai^s industrial core, hosted textiles, shipbuilding, and power industries, imprinting the city^s industrial legacy. Revamped sites like Cotton Mill No. 9, No. 17, and Yangshupu Power Plant serve as key models for urban renewal.

当下矛盾:

数字经济驱动美团等科技园区在周边崛起,城市新界面加速成形。历史与未来在此割裂——工业遗存未能融入快速发展的城市体系,孤立于城市肌理之外,面临被忽视和遗忘的风险。


Current Contradiction:

Digital economy accelerates—Meituan tech parks rise nearby; new urban interfaces rapidly form. History and future fracture here—industrial relics trapped in time^s crevices, isolated from the urban fabric, gradually forgotten.

为了打破空间割裂、延续城市肌理,设计围绕“连接”展开多维度的思考与实践:

打破孤立,连接场地与周边,城市界面动态流动

强化贯通,联动南北与东西,空间脉络持续延展

融合新旧,延伸人文与景观,数字记忆交汇共生


To break spatial fragmentation and continue the urban fabric, the design explores and practices the concept of "connection" on multiple levels:

Breaking isolation, connect site and surroundings, enable dynamic urban flow

Enhancing circulation, link north-south and east-west, extend spatial networks

Fusing old and new, extend culture and landscape, converge digital memory

东西向延续沿江绿带的慢行系统与骑行通道;南北向结合周边人群实际需求,构建前后场景观序列。


East-West: Extend the riverside slow-traffic system and cycling paths; North-South: Build layered landscape sequences and public spaces serving diverse needs.

前场景观结合周边居民及办公人群的日常活动需求,融入景观台阶与休闲长廊,为人们提供基础的活动场地与休憩空间。


The forecourt integrates Landscape Stairs and Leisure Corridor to meet the daily activity needs of surrounding residents and office workers.

后场景观作为核心活动区,主要服务于经东西向绿带导入的游客及家庭群体,通过布局记忆公园与亲子活动中心,满足该人群的游览及互动需求。


The rear landscape, as the core activity area, mainly serves tourists and families entering along the east-west green belt. By setting up Memory Park and Family Activity to meet their recreational and interactive needs.




 空中连廊—快慢分流 

Sky Corridor

Fast-Slow Circulation Separation

空中连廊与旧址塔楼直接衔接,提供直达二、三层的便捷通道,与地面慢行景观系统形成对比——连廊承载快速通行需求,地面则适配慢游体验;既实现了场地内部流线的快慢划分,更巧妙弥补了原有建筑在垂直交通及流线组织的短板,让场地动线更显从容有序。


Sky corridor connects to the old tower, providing a convenient passage to 2F/3F. Contrasts ground-level slow-traffic: sky walkway for efficiency, ground for leisure. Optimizes internal flow and remedies vertical circulation flaws.

空中连廊不仅是建筑功能的延伸,更作为景观部分的连接,后侧的亲水平台填补了滨河绿带的功能空白,让整体景观更趋完整。


It not only extends the function of the building, but also connects the landscape. Waterfront Balcony at the rear fills the functional gap of the riverside green belt, making the overall landscape more complete.

保留:还原与创新

Preserve:Restoration&Innovation



作为建筑原有结构中最具特色的部分,清水红砖砌筑的外墙与裸露的钢筋混凝土,散发出工业遗产独有的鲜明气息。


Upon arriving at the site, the fair-faced red brick façade immediately catches the eye. The masonry texture of the bricks and exposed reinforced concrete exude the distinctive character of industrial heritage.

保留是改造的核心命题,建筑立面成为其最佳载体: 秉持克制,拒绝过度修复,避免以“新”掩“旧”


"Preservation" is central—façade become its vessel: Exercise restraint; reject over-restoration; prevent "new" obscuring "old."

基于不同使用场景的视觉路径分析,我们在核心视野区严格保留历史立面原貌;同时,于视线灰区策略性开洞,贯通并释放内部空间。


Based on visual path analysis, we preserved original facades in core sightlines. Strategically open voids in visual gray zones to release interior space.

红砖外墙与立柱抹灰的质朴肌理被特别凸显,以传递工业时代的厚重感与踏实感。这种对历史风貌的尊重,既回应了公众的情感记忆,更延续了老建筑的本真属性。


Highlighting brick texture and column plaster conveys industrial solidity. This respects historical character and public memory.




 翻板幕墙系统 

Mechanical Opening System


设计向历史致敬,却未囿于形貌的复写。立面上可跃动的翻板系统,成为此次改造的亮点。

闭合时,划定独立单元,适配私密灵活的功能需求


一启一合间,老厂房的空间潜能被唤醒,能够从容不迫地应对当代多样化的需求。


They function like the building^s rhythmic breath:


Open panels bring light and views, shaping transparent spatial experiences.

Closed panels define independent units, adapting to flexible functions.


Through this dynamic cycle, the old factory^s spatial potential is awakened, effortlessly meeting diverse contemporary demands.

 首层:自由穿行的城市客厅

我们消除旧仓库首层的原有建筑边界,打破封闭的单一体块,使其成为可自由穿行的 “城市客厅”。


We dissolve original boundaries, transforming enclosed blocks into permeable "urban living rooms".

设计改造原有低效楼梯步道为景观休憩节点,增设疏散楼梯并整合核心筒布局,解放空间、增强功能弹性,串联前后景观,形成连贯开阔的空间体验。


Inefficient staircases become landscape nodes; added emergency stairs and consolidated cores liberate space, linking forecourt and riverside zones, establishing a cohesive open spatial experience.

首层外立面内退形成环形内廊,让部分空间自然融入景观,引导人流从建筑外围的绕行,转向内部空间的探索。


Setbacks create inner ring corridors that naturally integrate interior spaces with the landscape. This reorients pedestrian flow from peripheral circulation toward internal exploration.

首层的开放使老建筑从静态的孤立存在,转化为承载城市日常流动的有机节点。


The open ground floor transforms the historic building from a static, isolated entity into an organic node carrying the rhythms of urban daily life.

 二层:可移动的创意办公空间

二层作为弹性办公空间使用,摒弃固定隔墙,采用可移动家具系统与木质隔断,实现布局的动态调整,适应多元办公模式。


Eliminating fixed walls in favor of reconfigurable furniture systems and timber dividers. This enables dynamic spatial reconfiguration to accommodate hybrid work models.

西侧贯彻全开放理念,支持私密与互动的场景自由切换;东侧设置展区,可直接与空中连廊相连,有效分离观展与办公流线。


The west side features an open-plan layout. It easily switches between private and interactive settings. The east side houses an exhibition area,which connects directly to the sky bridge, separating visitor and office circulation.

 三层:“第五立面”与光之展厅

三层聚集核心展览功能,巧妙借力“第五立面”——屋顶:保留原始屋架结构满足自然采光,规避结构改造对历史肌理的破坏。


Third floor consolidates core exhibition functions while utilizing the "fifth façade"—the roof. Preserving the original truss structure enables natural daylighting, avoiding structural modifications that could damage historic fabric.

保留屋顶原有结构,尊重历史的同时,其天然采光也可为展览空间提供可持续光源。参观者置身三层展厅中,抬目便可见老建筑的原生屋顶结构,工业遗产的历史气息便自然渗透,新旧交融的叙事感与历史延续性,在此得到具象化呈现。


Preserving the original roof structure honors history while providing sustainable daylight for exhibits. As visitors encounter these historic trusses in the gallery space, industrial heritage resonates through the tangible dialogue between old and new – materializing historical continuity.

可持续的践行

Sustainability in Action



随着城市的快速发展,项目所在区域正处于更新阶段。周边新落成的高层建筑产生了大量建筑废料,预计将包括500吨废钢材、200吨混凝土废料和350吨废木料。基于可持续发展的理念,项目倡导对这些废弃材料进行再生利用,赋予其新的价值,从而践行生态建筑的核心理念。


As the neighborhood around the site transforms, large quantities of construction waste are being generated—from high-rise projects. Estimated waste includes: 500 tons of scrap steel, 200 tons of concrete, and 350 tons of wood.

可持续性不仅体现于回收利用策略,更在于经时间考验的长期适配性——通过弹性空间机制(自由平面、灵活隔断与可变家具系统),无需重建即可持续响应多元需求变化。


Sustainability extends beyond recycling: long-term adaptability via flexible mechanisms (open layout + movable partitions) ensures relevance without reconstruction.

时代奔涌向前,历史并未走远。当城市更新的浪潮漫过红砖肌理,我们以改造为笔,使老建筑从孤立的时光标本,变为串起市井烟火、历史,与城市绿带的温情纽带。


保留、连接并重建社区,是本次改造的出发点。我们期望人们都能在此感知历史的温度,并在现实中获得当下的慰藉。


建筑无声,却以最柔和而坚定的姿态,承接过去,拥抱当下,联结所有在此停留的人。


Time surges forward; history persists. As renewal washes over red-brick textures, our redesign transforms isolated relics into warm connectors between urban life and historical corridors.


Preserving, connecting, and rebuilding communities anchors this vision—where people touch history^s warmth and find present solace.


Buildings do not speak, but in the softest posture, they carry the past, embrace the present, and connect everyone who stays here.
