城市中的垂直型办公场所在场地面积紧张的情况下为最大限度地提升使用效率和开辟广阔视野带来了独特的发展机遇。
尽管如此,高层塔楼建筑还是容易造成同事之间的沟通不畅,因为各个部门和团队会划分到不同楼层,使联系与合作变得困难。高层建筑还往往会与周边社区隔绝开来,地面首层通常缺少友好热情的氛围。
乐信总部在设计之时提供了一个全新的发展框架,意在挑战以上这些观念。
这座总部位于深圳,将通过开放式公共广场、零售商铺和地铁的连接来创造别具一格的临街体验。乐信总部的设计摒弃了办公空间惯用的典型塔楼处理手法,而是烘托强调发生创新活动的交叉点、交叠点以及诸多过渡空间,从而创造交流信息的独特机会。从城市广场到屋顶花园,再到分散在楼宇中的大量配套空间,这些都有助于鼓励乐信员工、访客及公众之间的联系。
本项目从四个关键方面来重新思考高层建筑办公场所:

提升通透性,增进沟通交流。
设计体现了乐信注重社区联系的企业文化特征,这其中包括结合地铁站点及商业零售节点打造开放式的公共广场,对办公空间及配套设施进行统一协调等。建筑外立面包含三种不同类型的外墙系统——同时运用两个X形斜切动作显露内部多种多样的配套服务设施——目的是最大限度地利用日照,提升视野,并在城市中创造富有美感和动感的建筑存在。建筑外形上的这两个X型折转动作反映了交汇沟通的概念,同时还隐含着向乐信品牌致敬之意。

在意外中寻找机会。
在建筑内部,本项目热衷于在整个建筑范围内创造交叉点、重叠点和过渡空间,并在楼层之间设置连贯的开口,以便扶持创新、创造学习机缘,促进思想交流。两个螺旋体顺着塔楼向上伸展,为两种用途类型的交叉点带来发展机遇,即:休闲互动和会议。当螺旋上升的配套服务空间汇聚到一起之时,便会形成更大的交流区域。员工可在楼层之间轻松穿梭走动,并能轻易看到彼此,并随时参与到对话当中。咖啡吧、多功能中庭和屋顶花园等多种配套服务设施成为鼓励信息共享的社交枢纽。

将人与创意联系起来。
从埋头专注的工作到小型团队会议,个性化体验使员工得以为自己的工作模式找到合适的环境。每个办公楼层的入口处均设有惬意怡人的“客厅”,方便人们开展非正式的沟通协作,同时还可欣赏到海湾广阔的美景。设计摒弃了相互隔绝的工位布局,倡导互通互联的办公场所,利用充满生命关怀的绿色中枢将人们聚集在一起,吸引到塔楼之内。

促进环境保护。
针对深圳温暖的亚热带季风气候,制定统筹协调、高效节能的可持续发展策略,打造一个对人与地球都有健康益处的项目。室外遮阳装置使建筑能够保持凉爽,有助于节约能源。绿色景观表面有助于在雨季尽量减少径流,同时设置节水景观,如从裙楼屋顶收集雨水,由此形成回用水源,用于景观灌溉和冲厕等。设置空气质量监测器(CO2、PM 2.5、VOCs、HCHO)及控制系统,以确保建筑内部拥有新鲜的、净化的空气。据预测,与办公楼的标准照明相比,本项目选用的智能节能型照明耗电量将节省40%,并且智能控制器还将在空间闲置时自动关灯,在自然光线条件下调节照明等等。
本项目正处在施工阶段,预计将于2024年建成。

Vertical workplaces in cities have unique opportunities to maximize tight urban sites where land is scarce and provide expansive views. Yet tall towers can disconnect colleagues, with departments and teams located on different floors, making connections and collaboration difficult. High-rises can also be isolated from their surrounding community, without a welcoming presence at the ground level. The headquarters for Lexin—one of China’s fastest growing fintech platforms—provides a new framework that challenges these notions.
Located in Shenzhen, the headquarters will create a unique street front experience with an open public plaza, retail pavilion and connection to the metro. Instead of proposing a typical tower with predictable office spaces, the design for Lexin’s Headquarters creates unique opportunities to exchange information, by celebrating the intersections, overlaps and many spaces in-between where innovation happens. From the urban plaza to a rooftop garden, and a plethora of amenity spaces dispersed through the building, connections between Lexin employees, visitors and the public are encouraged.
The project rethinks the high-rise workplace in four key ways:

Enhancing transparency and communication.
The design reflects Lexin’s culture of community connections, from the open, public plaza with metro and retail connections to coordinated workspaces and amenities. The exterior includes three different types of wall systems—while two x-shaped diagonal cuts reveal the different amenities within—to maximize daylight, promote views and create a beautiful, dynamic presence in the city. The two x’s reflect the concept of intersection and are a subtle nod to Lexin’s brand.

Finding opportunities in the unexpected.
Inside, the project embraces the intersections, overlaps and in-between spaces throughout the building, with continuous openings between floors to foster innovation, serendipitous learning and exchange of ideas. Two helixes spiral up the tower, providing opportunities for two types of intersections: casual interactions and meetings. When the spiraling amenity spaces converge, larger exchange areas are created. Employees can easily move between floors where they are visible and able to readily engage in conversation. Multiple amenities—from a coffee bar to a multi-purpose atria and a rooftop garden—become social hubs that encourage information sharing.

Connecting people and ideas.
Personalized experiences allow employees to find the right environment for their work mode, from focused work to small group meetings. Inviting “living rooms” grace the entrance of each office floor for casual collaboration while offering expansive views to the bay. Rather than segregated workstations, the design promotes a connected workplace that utilizes biophilia and green hubs to pull people together and through the tower.

Promoting environmental stewardship.
Coordinated, high-efficiency sustainable strategies tailored to Shenzhen’s warm, subtropical monsoon climate create a project that is healthy for people and planet. Sunshades on the outside keep the building cool and help save energy. Green landscape surfaces help minimize water runoff during the rainy season, while water-efficient features such as rainwater collection gathered from the podium roof, provide a source of reclaimed water for irrigation and flushing toilets. An air quality monitor (CO2, PM 2.5, VOCs, HCHO) and control system will ensure fresh and purified air. Intelligent low-energy lighting is predicted to use 40% less power compared to the typical lighting in office buildings, while smart controls will turn off lights when spaces are unused and dim them when natural light is available.
The project is under construction and scheduled for completion in 2024.
