坐落于上海核心区域的瑞安新天地广场于2019年正式蜕变开放。UNStudio承担了外立面和室内的整体改造设计,赋予这个承载城市记忆的旧百货商店第二次生命。改造后的新天地广场为时尚潮流人士提供了一个集餐饮、零售和艺术展览主题空间为一体的社交休闲目的地。

Located in the heart of Shanghai, Shui On Xintiandi Plaza was transformed and officially opened in 2019. UNStudio was tasked with remodelling the facade and interior, bringing a second life to the old department store that carries the city's memories. The renovated Xintiandi Plaza now provides a leisure and social destination for fashion trendsetters with a combination of dining, retail and art exhibition themed spaces.

始建于1995年的瑞安新天地广场位于上海核心商圈淮海中路,毗邻新天地,是承担城市门户形象的商业项目。其前身为太平洋百货商店,历经20载的运营,见证了上海商业的蓬勃发展历史时期。随着时代的更迭和使用年限过久,这个百货商店开始呈现出一系列问题,比如与周边环境连接不紧密、空间内缺乏灵活性、立面缺乏吸引力、室内外空间存在阻断导致通透感弱以及品牌长久以来未升级更新,已经无法满足当代年轻人尤其是Z时代群体的多样化消费、体验和社交需求,最终导致客源流失。

Built in 1995, Shui On Xintiandi Plaza is adjacent to the Xintiandi area and functions as a gateway to the city. Formerly known as the Pacific Department Store, it has been in operation for 20 years and has witnessed a historical period of vigorous commercial development in Shanghai. Over time however, the department store began to display a number of shortcomings, such as an inadequate connection to its  surroundings, an inflexible interior layout and an uninviting facade. This, coupled with the enclosed space of the mall interior and outdated brands, eventually led to a decrease in customers and commercial value. The mall was no longer able to meet the diverse consumption, experience and social needs of the younger generations, in particular those of Gen-Z.

UNStudio于2017年受瑞安房地产业主委托,启动改造策略将这个老旧封闭的百货商店打造为垂直城市中心和现代化社交场所,变成通往新天地的门户。

In 2017, UNStudio was commissioned by the owner of Shui On Land to initiate a renovation strategy that would transform the dated and enclosed department store into an open and lively vertical urban centre; a modern social venue that could function as a contemporary entrance gate to the bustling Xintiandi area.


重塑和翻新是改善城市环境的最可持续性发展方式之一,尤其是在亚洲空间有限且地价高的高密度城市中。近年来在中国,决策者逐渐把视线转移至寻找更多新颖和经济的方式来重新开发现有城区。

Remodeling and retrofitting is one of the most sustainable ways to enhance the urban environment in high-density cities in Asia, especially in areas where space is limited and therefore extremely expensive. As a result, in recent years the central policymakers in China have gradually been initiating new economic ways to redevelop existing urban areas.

本项目是一个典型的城市再生类项目。城市再生是一个复杂且循序渐进的过程。它需要对项目的主要问题透彻研究,寻找创新的、方法论和经济可行的设计方案;并且传承历史文化、完善新时代背景下的项目功能和考虑前瞻性,从而改善最终用户生活方式的单一性、提升城市品质。同时,城市再生是灵活的,且综合社会、经济、环境、文化等因素的整体重塑,是结合人们的实际需求而进行的。

Shui On Xintiandi Plaza is a good example of an urban regeneration project. Urban regeneration is a complex and evolutionary process. It requires thorough study and understanding of the problems presented, the finding of innovative solutions and the application of a methodological and economically feasible design approach. Urban regeneration projects necessitate a contextual understanding of the history and culture of the building and its location. They must also enhance the quality of the urban fabric, improve how the building functions and upgrade the offering to the end users. Furthermore, environmental and sustainable considerations are paramount for future-proofing the building. Successful urban regeneration therefore requires a flexible and holistic transformation that integrates social, economic, environmental and cultural facets and must always be designed around the actual needs of the people who will use them.

项目建筑面积28,000平方米,目标是在不拆建原有建筑的基础上,通过合理立面改造和空间布局规划,改善商业环境和生活品质,升级区域乃至城市形象。与此同时,也带动消费并刺激可持续经济发展。因其独特的地理位置和承载着上海的历史记忆的原因,我们在改造时不仅从功能上完善,打造集购物、休闲、就餐、聚会的多业态商业,更是融入城市文化石库门和上海市花白玉兰元素,让这些元素贯穿室内和室外,形成了一个由淮海路国际高端时尚圈到传统市井石库门建筑的生活方式、餐饮区域的自然过渡和融合。

With a building surface of 28,000 square meters, the goal of the remodelling of Shui On Xintiandi Plaza was to improve the commercial environment and the quality of the retail experience through rational facade renovation and spatial layout, without demolishing the original building. In addition, the retrofit should upgrade the image of the area and the city, as well as drive consumption and stimulate sustainable economic development. Due to its unique location and carrying the collective memory of the Shanghainese people, the remodelling not only created a multi-format commercial mall that combines shopping, strolling, eating, gathering and relaxing, it also incorporated formal references to the city's cultural Shikumen and Shanghai’s patron flower, Magnolia, allowing these elements to run through the interior and exterior. This resulted in enabling a transition and fusion of the international high-end fashion street Huai Hai Road and the traditional small-scale Shikumen architecture lifestyle and F&B area.

在新天地广场项目中,UNStudio设计团队通过使建筑外立面透明化、重构内部空间及动线、重新定义周边的公共空间、增加室外露台花园等改造方式,让老旧封闭的百货商店焕然一新。设置在建筑立面上重点结构位置的体验区域模糊了建筑内外边界,使得城市观光客同样可以瞥见商场内部的场景。

UNStudio transformed the old department store into a social destination with a new transparent facade and restructured interior, while also reimagining the surrounding public space. Areas to socialize were placed in key positions within the building’s envelope and are visible from the street, allowing passersby a glimpse at the activities taking place within, as well as blurring the boundaries between outside and in.

整个内部空间都体现了周边街道元素与休闲零售的融合。设计引入户外悠闲的散步氛围,鼓励游览者漫步其中,探索不同楼层。此外,零售空间遵循开放式布局,各个灵活的零售亭点缀其中。

Elements from these public spaces are mixed within the building’s lifestyle retail features and are filtered throughout. Mimicking what would be a leisurely stroll outside, this organisation encourages visitors to wander through the space and explore its different levels, where retail facilities follow an open layout and are punctuated by small kiosks.

赤陶土砖立面 Terracotta tiles façade


与当地传统文化元素新天地石库门墙面砖相呼应,项目立面采用赤陶土作为主要材料。这个设计策略也是基于塔楼要继续保留建筑原有石材立面。赤陶土砖的高品质金属质感恰如其分地契合了淮海路的繁华景象。此外,赤陶土砖是经过最新生产技术打造而成,确保结实耐用。

The design’s materiality focuses on terracotta, which was inspired by the local Shikumen brick used across Xintiandi. The metallic finish of the terracotta tiles complements the Huai Hai Road, which is known for featuring high-end, luxury brands. The design also uses unique production techniques that ensure that the tiles form a strong and durable facade material.

除了赤陶土幕墙之外,大面积的玻璃幕墙也应用于立面上,二者交汇形成曲线结构,通过饱含律动感的表皮肌理呈现出“城市乐章”,同时也模糊了室内与室外的界限。从里向外透过落地玻璃俯瞰新天地独特的街区风貌,感受厚重的人文底蕴和现代商业气息,从而增强了新天地广场与新天地区域的整体联结。

A large area of the terracotta tiling on the facade also features glass cladding. This materiality creates a rhythm where a curved structure serves to blend the exterior and interior. The floor-to-ceiling glass allows views of Xintiandi, blending a rich cultural heritage with a modern commercial atmosphere. As such, the design concept increases the connection between Xintiandi Plaza and the community as a whole.

改造后的立面通透明亮,从街角向商场内部看,足以一瞥空间内的活动,吸引更多消费者或城市观光客走向商场。玻璃屋顶的设计引入日光,进一步增强室内空间通透感。

Xintiandi Plaza is designed to be an open, welcoming and inclusive community centre for the broader public. Therefore, transparency is an important design facet to openly display what is taking place inside and inviting visitors into the space. This transparency also introduces daylight to enhance the atmosphere of the interior space.

室内空间改造后的最大亮点是视觉统一性和清晰的动线。在商场的多个入口位置,背光天花板采用白玉兰图案设计。经过重新构思的白玉兰元素贯穿整栋建筑的设计中。位于中庭拾级而上延伸至顶层的“白玉兰花柱”,串联起各楼层及功能空间,营造出连接感。这些“花柱”点亮内部空间,使不同楼层、空间和错落的结构之间保持视觉统一性。错落有致的、蜿蜒的退台让琳琅满目的商业活动一目了然,同时也可以配合线上与线下商业模式,形成具备交互式体验的平台,满足Z时代消费群体需求。此外,所有平台、露台和户外空间都种植了茂密的植被,为这个垂直的城市中心概念创造了新的绿色景观。

The concept for the remodel of the interior space also focuses on visual unity, clear circulation and orientation. With the magnolia flower as a motif, the building is reimagined throughout. ‘Flower columns’ are the central design feature of the mall and create a visual connection between the differing levels and spaces of the interior. The staggered levels of platforms allow for a wide range of commercial activities to be seen at a glance, and can also be used in conjunction with online and offline business models to form a platform with interactive experiences to meet the needs of the Gen-Z consumer group. Additionally, all platforms, terraces and outdoor spaces feature biophilic elements in order to create a new green urban landscape within this vertical city centre concept.

自动扶梯区域整合了建筑的垂直动线,有效引导人流走向。在不同楼层之间构筑起独特的视角,从而形成从底层到屋顶无障通透的视觉体验。围绕自动扶梯的螺旋形扶手引导游客走向下一个自动扶梯,进一步将空间和不同游览路线连接起来。下沉广场直接联通地铁出入口与购物中心,不仅拉动低区商业人流量,也增加了地下商业价值。通过设计多层次入口进一步促进了整个商业的人群流动。

Escalators define the central void which organises the vertical circulation and orientation of the mall. It also creates view lines across the different levels and facilitates an unobstructed view from the ground floor up to the skylight. A spiraling handrail act as a natural wayfinding element, further connecting the voids and different routes. A sunken plaza connects directly to an entrance to the metro outside as well as the shopping centre, increasing the commercial value of the ground floor. The flow of people throughout the mall is also facilitated by these numerous access points.

项目增设的下沉广场、露台、屋顶花园等半公共空间和中庭,都作为“场所营造”的空间,继而激发社交和互动。中庭的扩大和商场内公区设置的休息座椅以及屋顶花园的设计,彰显品质的同时也体现了“以人为本”的核心,为更多社群服务。附加规划合理的景观设计,营造舒适健康的空间环境和赏心悦目的视觉效果。

From the semi-public space in the sunken plaza, to the terraces and roof garden, to the atria, all of the spaces serve as placemaking elements, to further stimulate social and interactive activities. The enlargement of the atrium and arrangement of lounge seating in the public areas, as well as the design of the rooftop gardens, emphasise the interior as human-centric space that serves the community. Alongside well-planned landscaping, our design further creates a comfortable and healthy spatial environment for all.


历经2年的改造设计和建造,UNStudio与多个专业团队合作,最终于2019年完成了这个上海市中心TOD传统百货的全面升级,激活城市中心的商业氛围与多元化。在项目全面投入使用后,我们很欣慰地看到新天地广场受到年轻人的青睐,以及众多时尚品牌的入住。

During the two years of remodelling, UNStudio collaborated with several companies to complete this upgrade of the Xintiandi retail centre from traditional department store to an important TOD project that also brings a commercial atmosphere and diversity to the heart of Shanghai. The project is now fully operational, and UNStudio is pleased with the popularity of Xintiandi Plaza among young professionals and the numerous fashion brands that have set up shop in the building.


此外,瑞安新天地广场接连斩获多个建筑大奖,包括2020 年地产设计大奖建筑类金奖、2019 ICSC中国购物中心及零售商大奖金奖、2019 第五届地产设计大奖优秀奖等等。

Furthermore, our design for Lane 189 Shopping Centre has won various prestigious awards in the industry, including the China Real Estate & Design Award (CREDAWARD) in 2020 for Public Building Gold Award; ICSC China Shopping Centre & Retailer Awards in 2019 for Gold Award; China Real Estate Design Award (CREDAWARD) for Merit Award.
