Aedas摘得“深圳市罗湖船布街片区棚户区改造方案”竞赛桂冠。该设计为Aedas与深圳和华国际工程与设计有限公司联合体中标方案。

Aedas recently won a design competition for the large-scale redevelopment project at the south boarder of Shenzhen together with our JV partner WOWA.

罗湖作为深圳最悠久的城区,凭借与香港极近的地理优势,在改革开放初期发展迅猛,无数“深圳速度”在此上演。但随着金融业及高新技术产业崛起,罗湖却没有更多的土地适应时代变革,老旧的房屋、拥挤的棚户区占据着城市。在大湾区一体化推进的背景下,罗湖亟需一场城市更新,助力片区飞跃发展。

Luohu is Shenzhen’s oldest urban district and reaps the geographical advantages of being proximal to Hong Kong as the district rapidly develops, reforms, opens up and showcases the notorious ‘Shenzhen speed’ to the rest of the world. With the rise of the finance and technology industries, land in Luohu is growing sparse, and it is becoming more challenging to adapt to the fast-pace economy with old housing and crowded shanty towns engulfing the city. Integrating to the Greater  Bay Area, Luohu needs a critical urban renewal to progress the development of the area.

缝合新老城区
Stitching together the ‘new’ and the ‘old’

如何整合现有资源,以根植城市文脉的城市更新,盘活老旧街区,实现城市全面升级,打造国际可持续发展先锋城区和口岸经济高质量发展典范区,成为Aedas建筑师设计的重要命题。

Integrating existing resources to regenerate the city has become a vital aspect of the design. The Aedas Architect team ensured for: the revitalisation of old neighbourhoods, a comprehensive urban update, and the development of an international pioneer city for sustainability. The regeneration of the city will be a model for high-quality economic development and make Luohu the gateway to economic growth.  

“罗湖船步街片区承载着一代人的记忆,我们希望通过重建,为他们打造现代便捷且温馨宜居的家园,让房子不只是居住场所,更是一种生活方式。同时也兼顾周边区域,以绿色复合的立体枢纽城居,给城市带来不一样的色彩与感受。”项目设计师、Aedas执行董事胡庆峰如是说。

 “The Luohu Chuanbu Street carries generations of heritage. We hope to preserve this while infusing contemporary, accessible and cosy homes through this redevelopment so that houses aren’t just a dwelling but also speak to your lifestyle. The design also takes into account its surroundings and brings a vibrant atmosphere that values eco-friendly practices.” Kelvin Hu, Project Designer and Executive Director of Aedas.

城市绿洲
Three-Dimensional Urban Oasis

项目地理位置极佳,位于深港门户节点——罗湖口岸的核心区域。北面毗邻深圳地标“黄金三角”,万象城-地王大厦-京基100,南面规划新城,商业、教育、医疗等配套资源丰富。西侧是布吉河水系,东侧是城市级绿化系统,步行可达城市级公园。并且毗邻深圳主干道滨河大道与地铁9号线,步行可达地铁1号线、2号线及3号线,另有处于规划中的11号线,周边公交站点众多,交通资源丰富。

As the gateway between Shenzhen and Hong Kong, the project will be located in the centre of Luohu Port. The project will be adjacent to Shenzhen’s ‘Golden Triangle’ landmark, with MixC City, Diwang Building and KK 100 to its North and a planned new city to its South. The new city will enrich the project with new commercial, education and healthcare facilities. The Buji River water system surrounds the project to the West, and the city’s greenery on the East is within walking distance. Located adjacent to Shenzhen’s main road, Riverside Avenue and Metro Line 9, the project is also walking distance to Metro Lines 1, 2, 3 and a planned Metro Line 11.

交通资源丰富
Surrounded by Transportation Options 

但地块形状不规则,周边城市功能及绿地系统呈碎片化布局,肌理复杂,而且现存的高架和轨道交通加剧了地块与周边的割裂,以及北侧及东侧的现存建筑和南侧的雨水排涝暗渠等,都为设计增加了不小的难度。

The irregularly shaped site is surrounded by buildings and storm water culverts. Along with highways and metro lines passing through the site, the fragmented layout of the surrounding urban facilities and greenery impose greater design challenges.

面对复杂的要求与地形条件,团队提出了“水岸绿洲,深港明灯”的概念。设计充分营造绿色共享空间,巧妙地通过都市高线融入周边复杂的肌理,呼应城市绿轴。并以复合立体的空间连接南北,缝合新老城区,打造罗湖的枢纽生态城居新标杆。

Faced with the complexities of the site requirements and topographical conditions, the team has conceptualised the project as a ‘Waterfront Oasis, Shenzhen-Hong Kong Light of Bay Area’. The design cultivates greenery and integrates into the intricate textures of its surroundings through three-dimensional urban space. The three-dimensional urban space also stitches together the old and new urban areas, making Luohu a benchmark for eco-city living.

项目位于北面深圳“黄金三角”商业老城和南侧医疗新城的中间重要的枢纽位置。“我们希望改造后的片区不仅仅是在物理层面衔接新老城区,实现新旧城区深层次对话。并以完善的城市功能,为深港人才交流、大湾区一体化发展提供宜人的枢纽城居。” 

The project is located in Shenzhen’s central hub between the ‘Golden Triangle’ to the North and the Medical City to the South.  “We want the new urban area to be more than just a physical link between the old and new. Our goal is to create a deeper dialogue between the old and new urban areas by providing value through talent exchanges between Shenzhen and Hong Kong while also integrating urban facilities to the Greater Bay Area.” 

为实现新老片区的深层连接,设计在车行道之外,构建了与片区裙楼相连的慢行道,将公共绿色空间与天桥廊道融为一体,创造休闲生态空间。并充分考虑到工作生活的各方面需求,将片区打造为集住宅、办公、商业零售、学校教育等多种业态功能于一体的现代化宜居枢纽城居,人才港湾。

A walkway connects podiums of each area to integrate public greenery with the flyover corridor. All aspects of work and life are taken into account through the integration of residential, office, commercial and education facilities to enrich the urban development.

多层地表,多重体验 
3D Community Entry
面对类型丰富的业态,设计结合周边功能分布,以交通为导向布局,通过裙楼串联各塔楼实现内部高效可达的同时,以慢行道与周边连接,形成完美的城市生态腹地。

In the face of a variety of programs, the design combines the distribution of surrounding functions with a traffic-oriented layout. While connecting towers with podiums in series to achieve high-efficiency internal accessibility, it is connected with the surroundings by slow-moving systems to form a perfect urban oasis.

项目西临布吉河水系蓝轴,东临未来核心枢纽的生态绿轴。设计通过沿河绿化,打造1.5公里都市高线绿洲,实现蓝轴与绿洲的自然衔接。

The Buji River borders the project to the West and the future green city hubs to the East. A 1.5 km urban Highline oasis envelopes the river with vegetation and realises the natural connection between the river and vibrant oasis.

宜人的枢纽城居 
Urban Oasis

片区内部采用口袋式布局,以最少的栋数释放最多的中央庭院空间,打造花园式景观。并通过地面的中央庭院、裙楼空中的绿色平台,以及塔楼中部和屋顶的空中绿色花园,一同营造立体的城市绿洲,以多维度的景观渗透,缓解高密度都市的封闭与压迫感,为住户创造舒适宜人的居住环境。

Inside the development, a pocket layout is used to maximise the central courtyard space with the fewest number of buildings, creating a garden landscape. An urban oasis is created through central courtyards at the ground level, green podiums on the 2nd and 3rd floor, and sky gardens on mid-levels and tower roofs. A multi-dimensional landscape infiltration relieves the sense of oppression amongst the high-density city and creates a serene living environment for all residents. 

同时,起伏的绿色生态景观,犹如南面绿轴向城市腹地的延续,整合周边碎片化绿地体系,重新定义城市空间,为城市提供绿色公共的共享空间。

Undulating ecological greenery further develops the green landscape in the South while also integrating the fragmented surrounding green space to redefine urban living and provide refreshing public spaces for the city.

高密度的宜居城市需要除底层外的更多公共空间,多元的业态功能需要合理布局各自运转。这一切都对空间利用提出了更高的要求。Aedas提出立体复合空间的概念,利用裙楼连接片区的同时,实现配套设施功能共享,高效利用地块,释放更多地面空间。同时,裙楼创造出大量公共平台空间,在满足首层可达性的前提下,实现人车分流,在多层立体动线中,让片区内外的便捷可达。

High-density cities need more public spaces beyond the ground floor. Many different attributes and functions need to operate together to create a balanced and rational urban layout, requiring higher engagement in space utilisation. Aedas proposes the notion of three-dimensional composite space to achieve this. Using podiums to connect areas also enables sharing of support facilities, efficiency in the use of the plot while also saving more ground space. Each podium also creates ample public platform space and allows more convenience through greater access points. 

裙楼首层沿街面作为商业空间,并通过集中整合公交首末站等配套落位关系,加强车行可达性。通过上层的绿色平台构建人车分流的慢行体系,直接串联周边旧城区域。裙房屋顶为住户私享绿地,保障私密性的入住体验。

The first floor of the podium will be used for commercial space. Accessibility is enhanced through the centralised integration of public transportation along the street. The second floor will be used as a public green platform as it directly connects the old urban area through slow-moving systems, separating pedestrians and vehicles. The podium roof will be used as private green space, reserved for residents of the development.

深港明灯 
Shenzhen and Hong Kong Light of Bay Area

主塔楼通过垂直分区,实现多种业态的独立运转。并以火炬为建筑轮廓的灵感,顶部立面采用半透明玻璃材质,在夜幕中,犹如一盏明灯,吸引着各界人才汇聚于此,以独特的造型创建城市地标。柔化的立面曲线巧妙回应西侧水系,并与对岸君悦酒店立面形成呼应。

The main tower is vertically zoned to allow various facilities to operate independently. A towering torch inspires the architectural silhouette. The top facade is made of translucent glass, emphasising the tower’s contrasting colourway while also creating drama through the building’s illumination at night. The softened facade curves are subtle in to echo the smooth contours of the river while also reflecting the city skyline across the river.  

“城市不会停下发展的脚步,但人需要驻足休憩。我们希望通过这座枢纽城居,为市民提供舒适的生活方式,在延续城市历史中,以复合立体的绿色空间进行新旧片区的对话,营造建筑与人、与城市多维互动。”

 “Cities never stop developing but sometimes people need to have time to rest and reflect. Through this city hub, we hope to provide citizens comfort while also preserving the city’s heritage. The dialogue between the old and the new in addition with new composite green spaces, creates multifaceted exchanges between architecture, the city and its citizens.”
