项目 The Project
本项目由江苏省苏豪控股集团有限公司与中国金茂控股集团有限公司联袂打造。项目总投资约5亿元，总建筑面积2.6万方，其中长者公寓250套，介助介护单元97套，公共配套区域4500平方米。建成以后将成为苏豪集团与金茂集团的首个国际标准持续护理老年社区，同时也创造了一种全新的江南晚年生活方式。The CCRC project is jointly developed by Jiangsu SOHO group and Jinmao Group. The total value of this project is about 500 million rmb. The scale of this CCRC is around 26,000 m2 large. It comprises 250 apartments, 97 nursing units and 4,500 m2 commual facilities. Once the project is completed, it will be the first CCRC with international standard of SOHO and Jinmao group. Simultaneously, it will create a new Jiangnan later living style.
山水之间 The Location
本项目位于南京东郊的汤山温泉国际旅游度假区内的核心位置。基地周围被山水环绕，远离尘嚣。项目容积率仅仅为0.8，有机而巧妙地将自然环境、建筑、居住、养护与人文精神结合在了一起。The site is located at Nanjing Tangshan town which is a picturesque hot spring tourism destination. The setting is quiet and arounded by mountains and lakes. The plot ratio is relatively low of 0.8. It is a combination of nature, architecture, living space, care and humanism.

人类进入现代福利社会之后，通常将人群分成幼儿与学生、纳税人和退休金享领者三个群体。世界各国基本上都将55-65岁定义为老年的界线，以此区分福利的归属。然而60岁以上的人群是一个庞大而复杂的人群，他们的爱好、社交生活、理想、信仰并没有因此定义而终止，相比尚未工作的学生来得更为丰富而深厚。故在居住空间的基础之外的社区空间的品质也已成为衡量整个老年社区质量的极其重要的“标尺”之一。鹏锐设计在理性分析了长三角经济发达地区新一代老年人熟悉传统、了解时尚、追求品味、独立活跃的时代特征的基础，打造出了一种兼备中国传统文人画氛围与现代时尚审美取向的适老化空间。
在空间方面，鹏锐尽最大可能的保留了原建筑设计的空间逻辑，不做对立性修改，尽量发挥建筑原本的空间优势，仅做所谓“顺势优化”。在意境方面，鹏锐借鉴了古代文人画重意轻形的手法，完全摒弃所谓的“中式符号”堆叠法；同时也回避了一些新锐作品所谓的“西诠中形”的手法。通过材质本身的肌理与色彩、通过光线的密度与温度、通过构造整体的体块与尺度来经营空间的节奏与趣味，以打造具有传统中式情趣但又不乏现代功能与审美的复杂公共空间。
According to the welfare system, population is normally divided to three groups by age. They are children and students, tax payers and pentioners. In many countries, the age of 55-60 is the line between elderly people and the others to distribute national pension. However, the elderly people is a huge group which is complex and multicultural. Older people's hobbies, social life, belief and dreams never end. They are even heavier and more complicated than young people's life. So the communal spaces where can encourage social activities can play an extremely important role in a CCRC in addition to living spaces. PRP Shanghai studio knows that the new generation of older peoeple around Yangze Delta are independent and active, familiar with Chinese tradition, having understanding of fashion, seeking quality.Spatially, PRP Shanghai respects the original architectural scheme and did not carry out anyt revolutionary amendments. The team uses the idea from Chinese literati paintings to create communal spaces with Chinese atmosphere by using contrasts between colours, materials, scales rythems and lights. 居住空间 Later Living
本项目的居住空间共拥有250套公寓，为老年人提供家庭化的居所，为整个持续护理社区的功能基石。由于居住空间为老人们平时日常起居的空间，鹏锐设计采用有别于公区的设计手法，使其更加温馨化、柔美化、生活化、功能化。经过近两百年的发展，中国社会已经从纯粹的东方传统社会转变成开放的现代社会。无论是空间形式还是家具尺度，重塑中国传统住宅显然是不合时宜而且不舒适的。因此鹏锐采用了弱化仪式、弱化风格的方式。注重家庭氛围的营造、注重收纳空间的布置、注重无障碍设施的委婉性、注重色彩与灯光的功能与美学的平衡。This project has 250 apartments which provide residential space for the elderly tenants. The residential area of the site is the core and key to the project. PRP Shanghai uses a different way to deal with residential spaces which are solidly connected with elderly people's daily life. With almost 200 years modernisation process, the traditional Chinese society has been turned to an open modern society. So the replication of the old residential model is not relevant any more. As a result, PRP Shanghai uses a way to build up spaces with family atmosphere, adequate storage space, subtle accessibilities and the balance between lights and colours.

介助介护 Nursing Home
虽然说鲜有老人或家属主动要求入住护理院，但护理院作为持续护理社区安全与健康的最后一道屏障，其重要性不可忽视。一个详尽的市场调研基本上可以将市场上所有成熟的无障碍设施设备与适老化技术囊获其中。但这种单纯粗暴的技术堆积显然和对老人的关爱与照护有着不小的差距。鹏锐设计首先从平面入手，将所有的卧室优化成了单人间，从而为生命最后一程的老人提供有尊严的、体面的、私密的生活空间。其次鹏锐非常注重护理院这个封闭空间内的公区环境的打造。由于护理院的封闭式管理，护理院的公区俨然成为了老人们仅存的社交空间。鹏锐设计采用既有别于公区冷峻深邃的手法，也有别于居住区柔情温和的做法，而采用了现代却不失怀旧、稳重却不失活跃的折中手法。在材质使用上延续了社区公区的原木，减少了金属构件的使用以增加温情。局部色彩与材质上采用高纯度与高对比的布艺与壁纸以活跃节奏并刺激老人的感观。无源照明得到了大量的应用，记忆盒则成为了老人的路标与空间的主权宣示。Although the nursing is the last stop of elderly people's life, it provides safety and health assurance. A detailed market research can conclude a list of ageing equipments on the market easily. However, there is a huge gap between grouping latest technologies and genuine love and care to the elderly people. Firstly, all bedrooms have been altered from twin bed to single en-suites in order to give privacy and diginity to the elderly tenants. Due to the gated space for security reason, the communal areas in the nursing home is the only social ground for the tenants. So PRP Shanghai uses a neutural method to manipulate the space with its function, softness, focal points and care. Light colour oak panels are largely used to define the cozy and modern ambience. The use of metal is limited in this area to avoid coldness and hazards to the elderly people. Wall papers, emulsions and textiles with bright colours are used to create visual contrast and readability. Finally, memory boxes please elderly people's nostagic needs and definds individual's own "territory".
